After his multiple bankruptcies no bank would lend him money. He was desperate for cash.
Putin and Russian oligarchs were flush with cash they were trying to launder outside of Russia, not only to clean it but also so that they would have non Russian holdings in case things went south within Russia (economic collapse, fall out of favor with the Kremlin). They al own real estate around the world in favorite cities - NY, London, Miami, Paris. They all have money in multinational businesses. Investing in Donnie's business or real estate was one of many options they to park their money. Read up on the Panama papers. The Russians are masters at moving money around the world with no apparent trace. they didn't train Manafort very well in how to go about it. Even if Trump didn't knowingly sell us out he was such an easy mark. He may not get nailed for collusion or other government crimes but rather IRS and financial fraud. For sure he's 100% guilty being a fool.

Sorry but if your definition of a crime is by saying and using the word “Collusion” then of course not and no different than saying the word “Theft “ by itself .You need to steal something in order to enforce the crime and with theft just like collusion the connection has to be made with the crime.
Please remember you don’t have to be the criminal/ Perp to commit the crime but as long as you’re aware of the action with a willingness to participate you are a conspirator. ( receiving stolen property from the thief , you will be charged for receiving stolen property, not theft or burglary) and depending on its value will determine a felony or misdemeanor charge.
If a Trump campaign worker or Trump himself willing knew of Russians within the Russian govt was providing damaging information and using it to further advance and help his Presidential run then that is collusion.
We don’t know that unless a person or persons from the Russian govt can provide that or the Trump camp was secretly either legally or illegally recorded of such conversations, or if members of the Trump campaign turned evidence over proving such action.
