"Section 4. Responsibilities of OCSC. As consideration for this Agreement, during the
term of this Agreement and any extensions thereof, OCSC agrees to the following:
(b) To provide maintenance and operation of the Training Facility to include, but not
be limited to:
(1) All furnishings and fixtures in all areas of the Training Facilities used by
OCSC, and
(2) Providing all utility, maintenance and operation costs associated with the
Training Facility and any future improvements to said Facility.
(c) To be solely responsible for any internal, capital or operational improvements to
the Training Facility, all of which shall be subject to pre-approval by SEMINOLE COUNTY,
and which shall become the sole property of SEMINOLE COUNTY upon termination of this
Agreement.
(d) To be solely responsible for janitorial services, pest control services, utility costs,
cleaning and general upkeep services for the Training Facility and soccer fields E and F.
(e) To provide all necessary utility, maintenance, and operation services necessary for
soccer fields E and F including, but not limited to:
(1) Turf grass management, in accordance with the turf management practices
approved by SEMINOLE COUNTY;
(2) Maintenance and, when necessary, installation or replacement of the field
irrigation systems; and
(3) Provision and maintenance of field amenities to include, but not be limited
to bleachers and goals."
