    Development Possibility

    See the need for a premier indoor outdoor facility in SW Connecticut to accommodate year round soccer, lacrosse, football, (maybe some baseball training too). Most existing complexes don’t have the necessary site plans to accommodate indoor/outdoor field space with ample parking and lighting for outside turf field play. See this as a tremendous revenue making opportunity.

    Southbury is ripe for such an investment. It’s location alone and the strong commitment to youth sports in neighboring communities can make it a cash cow. Now to pool the 15-20 million to make it happen.

    it does not cost 15-20 million. you will never build one in southbury. you need incredibly deep pockets just to buy the land in southwest and then get the approval. never happen. besides. AC has that market cornered. if PD catches wind of something wanting to be developed, im sure he will come in quickly to put an end to that or build something himself.

            There's a reason there aren't many indoor facilities - COST. Cost to build, land, maintain, run, and without careful planning plenty of empty space for months at a time. If more people thought they'd make good money at it they'd be doing it.

              i think i recall someone posted the nysc new turf cost a million+ and the bubble was another couple million. that's just for one field and ignores lease cost, maintenance, etc. the capital costs will kill you.

                average for ct indoor facility @ 100,000 sq ft with land and turf, nets, goals ect will run about 8-10 million give or take a few 100k depending on land costs.

                outdoor turf field with lights, small bleachers, land included about 1 million. parking extra and can easily add 300k to that

                  Revenue generated from facility (clubs without a quality home base as well as 4 season round the clock use by football, baseball, soccer, lax in SW CT) could be a gold mine! Imagine not having to make the haul to FSA for nothing more than use of their space. (Although beating their boys on their home turf is always fun!)

                  Would not happen without someone with extremely deep pockets - but definitely could fill a great void in the area.

                    You’re a bit off. Land depends on where you are talking. FC it’s well north of a million dollars. The building is somewhere in the vicinity of 2-3 million depending on style and size. Outdoor turf fields are about 750K each. Another 300K each for lights. Excavation work another million or so.

                          There's no void in Southbury. Lower FC clubs have options like Trumbull, Stamford, Norwalk and other small places. They've figured it out and depending on club location Southbury may be too far for families. Danbury area is dominated by AC CT and they have their own facility and there's that other indoor place I can't remember the name of. Head east and FSA has their own. Not many FC families are headed to FSA anyway, too far. Other sports teams are probably similar

                            dont forget the dome in danbury and brewster, as well as the indoor facility in New Milford...all of which struggle in the off season...just not viable.

                            Unless you do what NYCFC does...puts a bubble up in the winter, takes it down in the spring/summer.
