    I think you are spot on. I recall reading that Chelsea Piers in CT cost between 50-60 million to build, and they are struggling. Even though it is busy, there is only so much you can charge, which in turn means you can only make so much money. A place that costs three times what CP cost has no chance of surviving. This place won’t get built once they do their due diligence.

      No bank will loan them the $ for this. It's a sure fire money pit.

                  Nowadays the rewards for the Mom & Pops for their willingness to drive the extra distance is for a superior facility, reasonable fees , quality dining and adult interests while children activities is ongoing.
                  If we all were to listen to you pencil pushers we’d have a bunch Omar’s place all over the state stuffing ourselves with $2 hotdogs, flat sodas, busted car windows and youth soccer leagues with illegal South American adults participating as 16 year olds.

                      Thanks professor! It is? If anything, I would bets its a four year delay. Graduating from college means nothing for most entrepreneurs. You either have a good idea, some luck, and the passion, or you don't. Four years and a piece of paper really offers little help for any true entrepreneurs. Their experience comes from trial and error and time invested in their ideas.

                                Clearly he did not. What wasn't in the article is that no sane bank will lend them the money, and getting approval will take forever. Even if something gets built it will end up being 1/3 the proposed size and will wind up a white elephant, providing at most 40-60 jobs.
