St. Johns County area is awash with residents that are debt rich, cash poor. $500K house (debt) $80K x 2 vehicles...all show. None of it purchased. Not a lot of cash for extracurricular activities. Especially Soccer. The further south I go, towards Nocatee, you have clients putting large sums of cash down on homes, driving older luxury vehicles that aren’t leased. The new “rich” people moving into St. Johns are just as genuine rich as FESA is...whatever it claims to be.
